Bay Colony

Bay Colony is a private, gated community at the north end of Pelican Bay in Naples, Florida. It contains six Gulf-front high-rise towers along Bay Colony Drive (south to north: Contessa, The Carlysle, Brighton, Remington, The Biltmore and The Windsor), four high-rises on the Upper Clam Bay and preserve side (Marquesa, Toscana, Salerno and Trieste), one mid-rise (Mansion La Palma), and five villa and estate neighborhoods (Bay Colony Shores, The Estates at Bay Colony, The Strand, Villa La Palma and Vizcaya).

Amenities and access

Residents have access to the private Bay Colony Beach Club. As part of Pelican Bay, Bay Colony residents also have access to Pelican Bay’s beachfront facilities and community amenities. Membership structures differ by neighborhood and by club; confirm what is included with any specific residence in the association documents before relying on it.

Why building-level analysis matters here

The towers were delivered between 1991 and 2002, most by WCI, with different floor plates, unit counts and orientations. A trailing 24-month median for one tower can differ materially from its neighbor’s. This site therefore presents data building by building, publishes only validated figures with “as of” dates, and links each building to a deeper report where one exists.

Age, inspections and reserves

Every Bay Colony high-rise is now more than two decades old. Florida’s condominium safety laws enacted after 2021 require milestone structural inspections and structural integrity reserve studies for buildings of this height and age, and some associations have raised fees or levied assessments as a result. For any residence, the inspection and reserve-study findings belong in the first week of due diligence.
