What Bay Colony is — and how it relates to Pelican Bay

Bay Colony is a private, gated enclave within Pelican Bay in North Naples. This site is an independent guide to its buildings and market, not an official community resource.

Bay Colony sits at the northern end of Pelican Bay, behind its own gate, with a line of Gulf-front high-rise towers along Bay Colony Drive, a second row of high-rises on the Upper Clam Bay and preserve side of the road, a single mid-rise, and five villa and estate neighborhoods. Residents have access to the private Bay Colony Beach Club and, as part of Pelican Bay, to Pelican Bay’s beachfront amenities and community facilities. Membership structures and fees vary by neighborhood and should be confirmed in the association documents for any specific residence.

Building by building, Bay Colony is not one market. The six beachfront towers, the four bay-side towers and the low-rise neighborhoods differ in age, floor plate, view orientation, unit count and price per square foot — which is why this site organizes the community by building rather than treating it as a single average.

Gated Gulf-front towers vs. the broader community

Pelican Bay offers a wide range of condominiums and single-family homes with shared beachfront amenities; Bay Colony adds a second gate, its own beach club and a concentrated set of Gulf-front towers. Buyers typically trade a higher per-square-foot entry for privacy and beachfront immediacy.

vs. Old Naples

Tower living vs. a walkable village

Old Naples offers walkability to Third Street and the beach blocks, with more low-rise and single-family product; Bay Colony offers direct Gulf frontage, elevated views and full-service building operations. The deciding question is daily beach access versus a walkable town.

vs. downtown & Fifth Avenue

Elevated views vs. street life

New downtown residences such as The Avenue (about $1,950/SF asking, computed) put owners steps from Fifth Avenue South in low-rise buildings. Bay Colony trades that street life for Gulf frontage, height and a gated setting.

The Four Seasons Private Residences at the former Naples Beach Club add a branded, resort-serviced beachfront option; its first reported beach-house closing (May 2026) worked out to about $2,222/SF. The Biltmore’s trailing 24-month median is $1,699/SF, with a 29-year sale history.

Established towers vs. pre-construction

Buyer guide

  1. Association documents. Budgets, reserves, rules, rental policy and any pending assessments — read before offering.
  2. Florida condominium safety rules. Milestone inspection reports and structural integrity reserve studies, and whether either produced an assessment.
  3. Hurricane and insurance. Building envelope, storm protection, flood zone and master-policy status.
  4. Views, orientation and floor. Gulf-front versus bay-side, stack position, and the building’s own floor premium.
  5. Resale liquidity. How many sales the building actually records per year, and at what days on market.
